Commercial Window Treatments in Central Florida

Most commercial window treatment companies fall into two categories: either they sell you something cheap and builder-grade that you’ll replace in three years, or they put you through a corporate procurement process that takes six months and still doesn’t deliver exactly what you needed.
Custom Fabric Creations is neither. We’re a local workroom that takes the same approach to commercial projects that we take to residential ones custom measurement, proper specification, professional installation, and a single point of contact who knows your project.
We work with business owners, property managers, interior designers, and contractors across Tampa Bay on commercial window treatment projects. Our clients include office buildings, medical offices, restaurants, hotels, salons, retail spaces, and multi-family properties. What they have in common is a need for the right product, installed on time, at a price that makes sense.
We handle the details so you don’t have to.
Office buildings and corporate spaces — Roller shades, blinds, and solar shades for open offices, conference rooms, and executive suites. Light control for workspaces is a real productivity issue we specify window treatments that reduce glare on screens without making spaces feel dark.
Medical and dental offices — Privacy requirements for patient rooms and examination areas often require specific darkness levels and motorization for hygiene and convenience. We specify products that meet these requirements and coordinate with office renovation timelines.
Restaurants and hospitality — Ambiance and function both matter in restaurants. We work with owners and interior designers on window treatments that contribute to the design vision while handling the specific demands of high-traffic, high-humidity environments.
Retail spaces — Storefronts and retail interiors have specific needs around natural light, UV protection for merchandise, and brand presentation. We install treatments that serve the business rather than fighting with the design.
Multi-family properties — Apartment complexes, condos, and HOA-managed properties often need window treatment specifications for common areas, model units, and unit turnover work. We handle volume specifications and can coordinate with property management schedules.
Hotels and hospitality — Guest rooms, lobbies, and common areas. We understand the specification and procurement requirements of hospitality projects, including compliance with brand standards where applicable.
Commercial window treatment projects are different from residential in ways that matter:
Timeline. Businesses can’t wait 8 weeks for a consult, 4 weeks for manufacturing, and 2 weeks for installation. We understand commercial timelines and coordinate our work to fit your schedule including after-hours and weekend installation when needed.
Specification and compliance. Commercial projects often require specific product specifications fire codes, ADA requirements, darkness coefficients for BOA compliance. We know what questions to ask and we specify accordingly.
Volume and consistency. When you need the same treatment across 30 units or 12 conference rooms, consistency matters. Our manufacturing process ensures each piece meets the same specification no batch variation.
Coordination with other trades. Commercial projects usually involve multiple contractors. We coordinate with your GC, interior designer, or property manager to make sure our work integrates cleanly with the overall project.
Single point of contact. One person who knows your project, your specifications, and your timeline. No call center, no rotating account managers.

Commercial roller shades — The workhorse of commercial window treatments. Clean lines, minimal visual weight, easy operation. Roller shades are appropriate for most commercial applications and are available in a wide range of opacity levels, colors, and motorization options.
Solar shades — For spaces where heat gain and UV protection are priorities south and west-facing offices, retail storefronts, spaces with significant glass. Solar shades maintain views while reducing solar heat gain significantly.
Blackout shades — For conference rooms, patient rooms, AV spaces, and anywhere else that requires full light control. Commercial blackout shades are engineered for daily use and are available with motorization for convenient operation.
Vertical blinds — Still common in commercial applications, particularly for sliding door and large window openings. We install and can update existing vertical blind systems with new slats and hardware.
Office blinds — Panel tracks, cellular shades, and other treatments for open-plan offices and workstations where light control needs to be balanced with aesthetics.
